Advertising
It is now easy to advertise and sell your house on the internet. There are numerous websites (although of varying quality, like estate agents). The best ones include useful information to guide you through the selling process. A professional and high quality `for sale` sign can usually be provided and these sites.
Valuation
First – do a little research, look at what similar properties have been selling for in your area. You will no doubt already have an idea of the value, but by doing a little research you will start to get a more accurate figure and this is vital to attract interest in your property. Why not have a look in estate agents windows and find out what similar houses are selling for in your area.
Please note that Estate agents can give you an indication of what your asking price should be usually based on the selling price of similar properties in the area. This "insider" information once the exclusive preserve of estate agents and lenders is now available to all via the Land Registry and other sources giving us the opportunity to give realistic indicators of property values!

Remember you can always reduce the price of your property but never increase it. If you price it too high you may not get any enquiries.
Conveyancing
This is the act of transfer of title to property from one person to another. The conveyancer will act on behalf of the buyer or seller. Contact a solicitor, shop around, they will do the legal side and lead to `exchange of contracts`.
HIPS
It is a legal requirement to have a HIP and you can't market your property without one, it is the responsibility of the seller to produce a HIP. If you are commissioning a HIP, you should shop around as prices vary, and check the terms and conditions of your contract. You should always make sure that your HIP provider is signed up to a code of practice, like the HIP Code.

Presentation is important when selling your home.
Buyers are attracted to a clean and spacious looking property.
Light up/brighten up dark areas where possible and remove any clutter/unnecessary items from rooms within your property.
Don’t forget to carry out any repairs such as a dripping tap or even changing the battery in the doorbell!
Cut the grass, tidy the garden, cut the hedge and remember to remove any rubbish
Check your house both inside and out to see if any areas need painting.
· Without doubt always make sure you take some good photos of your property both internally and of course externally. For all the internal photos try to include as many as possible, buyers do like to look at as many as possible. For external photos – the front of the house especially, gardens both front and rear plus any other features i.e. hot tub area, patio, vegetable garden etc.
